Three bedroom one level villa which sleeps 6. Private swimming pool with ample space for sunbathing, also a large roof terrace with panoramic sea views. Set on one level. Everything inside and out is new. Modern kitchen and bathroom. Located in a peaceful area but yet close to all local amenities including the beach. many bars, restaurants and shops (approximately 5 minutes away).
Bedrooms:
Bedroom 1 double bed, built-in wardrobes, TV and DVD player.
Bedroom 2 twin beds, built-in wardrobes, TV and DVD player.
Bedroom 3 twin beds, built-in wardrobes and TV.

Bathrooms:
En-suite bathroom to bedroom 1 with bath/shower over, WC and bidet.
En-suite to bedroom to with shower and WC.
Bathroom with shower and WC.

Kitchen:
Cooker, hob, dishwasher, washing machine, fridge/freezer, microwave, toaster, kettle and all kitchen utensils needed.

Lounge/dining room with leather sofas, Sky, TV, combined ipod/DVD/CD player, PS2 and games, CD player, books, board games, CDs, dining area seats 6.

Outside:
You can easily see the pool as the kitchen and living area look on to it so it's very easy to keep an eye on children around the pool. There is a private pool with terraced area, sunloungers, BBQ, table and chairs. There is also a roof terrace with sun loungers, table and chairs, power point, lighting and lovely sea views.

Other:
Cots and highchairs available on request. As the villa is newly built it is fresh, clean and everything inside and out is new it has everything you need and more for a wonderful stay in Menorca.

Changeover days are Fridays but can be flexible in May, September and October.
Linen and towel change every Friday by English management.

Owner Recommends

The Fun House is new to Cala\'n Porter, it has a soft play area for the kids with a bouncy castle, there\'s also games consoles, pool tables, table tennis and air hockey for older children and of course an air-conditioned bar for the parents! This is located opposite The castle restaurant.

Of an evening there are many restaurants to choose from with great menus and quality inexpensive food. You can then go onto a karaoke bar or cocktail bar for a few more drinks, but if you\'re still not tired make your way to the famous disco in the caves (Cove d\'en Xoroi) which has weekly foam parties or is a lovely to visit in the day with stunning views of the mediteranean.

There are many gift shops and supermarkets just a short walk away but if you\'re hot and bothered after a long day at the beach, delivery is available at a couple of the supermarkets. Just give them your villa address and they will deliver to suit you (those bottles of water can be heavy).

Terms

Changeover days are Fridays but can be flexible in May, September and October.

All prices are for the property per week in UK pounds.

A £200 deposit is payable on booking for every week booked, with the balance due 10 weeks before the holiday.
